Toilet, faucet and garbage disposal repair in Logan

The small things around Cache Valley that stop working and nobody wants to call a plumber about. Running toilets, jammed disposals, dripping faucets, leaks under the sink. Looked at properly, fixed the same visit where I can, and a flat number before I start.

What I fix

Three fixtures, most of the calls

Almost everything in this category comes down to a toilet, a disposal or a faucet. None of it is dramatic, all of it is annoying, and most of it is a part and an hour rather than the disaster people brace themselves for. I cover Logan and the whole valley, Wellsville up through to Preston.

Toilets

Running constantly, not filling, filling too slowly, rocking on the floor, leaking at the base, or a handle that needs holding down. Flappers, fill valves, flush valves, supply lines, wax rings and full swaps for a new unit.

Garbage disposals

Humming but not turning, tripping out, leaking from the bottom, draining slowly, or completely dead. Jams cleared, seals and connections sorted, and a straight replacement when the motor has actually gone.

Faucets and sinks

Drips that will not stop, handles that have gone stiff, low pressure from a blocked aerator, sprayers that have quit, and leaks in the cabinet underneath. Cartridges and washers where that solves it, a new faucet fitted where it does not.

Where the line is

Common repairs, not major plumbing

Worth being straight about this before you call, so neither of us wastes a trip.

Yes, that is me

Fixtures, connections and the things you can get at.

  • Running, leaking or slow-filling toilets, and toilet replacement in the same spot
  • Garbage disposal jams, resets, leaks and full replacement
  • Dripping faucets, worn cartridges, stiff handles, blocked aerators
  • New faucet or new sink fitted where the old one was
  • Supply lines, shut off valves, P traps and drain assemblies under the sink
  • Finding where a cabinet leak is actually coming from

No, that needs a plumber

And I will tell you on the phone, not after driving out.

  • Anything inside a wall or under the floor
  • Moving where a fixture sits, or altering a drain line
  • Re-piping, burst pipes, main line or sewer problems
  • Water heaters
  • Gas connections of any kind
  • Anything that needs a permit

Utah lets a handyman take on minor repair work without a plumbing license, and that boundary is where I stop. Knowing which side your job falls on is usually a two minute phone call.

Most of them are not dead

Disposal calls are a steady part of my week around Logan, and people tend to assume one that has stopped needs replacing. Most of the time it does not. What it is doing when it fails tells you which it is.

  • It hums but nothing turnsThe most common one by a distance, and usually the cheapest to fix. Something has jammed the plate. Freed off and reset, it goes back to work. The hum means the motor is alive, which is good news.
  • Completely silentNo hum, nothing. That is usually the motor or the switch rather than a jam, and it is more often a replacement than a repair. Worth checking the reset button and the breaker before you spend anything, and I will check both first.
  • Dripping underneathWhere it drips from decides the answer. The seal at the sink flange or a loose drain connection is a fix. Water coming from the bottom of the unit itself means the internal seal has gone, and at that point replacing it is the sensible call.
  • Draining slowly or backing upOften not the disposal at all. It is the trap or the drain line past it, and the disposal gets blamed because it is the thing you can see.
Toilets

Cheap to fix, expensive to ignore

A running toilet is nearly always the flapper or the fill valve. Both are inexpensive parts, both are quick, and neither needs anything dramatic doing. The reason to get to it is that a toilet which runs intermittently can waste a serious amount of water before you spot it, and the first sign for most people is a bill that looks wrong.

If yours only runs sometimes, or starts up on its own a few minutes after a flush, that is the flapper not sealing. Same fix.

Rocking on the floor usually means loose closet bolts or a failed wax ring, and it is worth dealing with early, because a toilet that moves will eventually leak at the base and take the subfloor with it. Weak flushing is often buildup in the rim holes rather than anything wrong with the toilet itself. Swapping an old toilet for a new one in the same spot is straightforward. Moving it somewhere else is not, and that one is a plumber.

The practical bit

Send me the list, not just the worst one

Small repairs are the work, not an inconvenience around the bigger jobs. I am somewhere in Cache Valley most days, so coming by is not a special trip.

How most people call

One thing at a time

You call about the toilet. I come out, fix the toilet, and on the way out you mention the kitchen faucet has been dripping for a month and the disposal makes a noise. Now it is three visits, or it never gets done.

How it works better

Everything in one trip

Tell me the whole list when you call, even the small stuff you feel silly mentioning. I bring what I need for all of it and work through it in one visit, which costs you less than three call-outs and gets the annoying things actually dealt with.

Around the valley

What breaks depends on the house

Older Logan

Center Street, the Island, the streets around Utah State. Original fixtures that have been in place for decades, shut off valves that have seized, and faucets where the parts are no longer made. A lot of these are student rentals, which means heavy use and a rush of make ready repairs every August when the leases turn over. Half the job in an older house is getting the old part out without breaking something else.

The newer builds

Nibley, Hyde Park, North Logan, Providence, Smithfield. Builder grade fixtures that were the cheapest option that met code, and they start failing at about the five year mark. Flappers, fill valves and faucet cartridges, all of it easy to get at and quick to put right. The disposals that came with these houses are usually the entry level unit, which is why they jam.

Pricing

How I price a repair

A flat number before I start, not an hourly meter you watch. Same for every town I cover, from Logan out to the edges of the valley.

What moves it

  • Whether it is a part and a reset, or a full fixture replacement
  • How many separate things are on the list
  • Whether the old parts come out cleanly, which in an older house is not a given
  • Whether you are supplying the fixture or I am

How it works

  • Text me a photo and I can often tell you what it is without coming out
  • Free estimate, and one flat number agreed before anything starts
  • If it turns out to be a plumber's job, you hear that straight away
  • If it is something you could fix yourself in ten minutes, I will tell you that too

I had Titan out for a bathroom faucet that was leaking. Brendan was super fast and professional. Highly recommended. I'll be using them again!

Brendan knocked out a number of different home repair jobs in a single day, and at a fraction of the price it would have been if we had called five different service companies for its individual need. Fantastic service, prompt, explained things in easy-to-understand terms and incredibly friendly. Highly recommend!

Brendan was the sweetest man, he came to clean my dryer vent months ago, and he was so professional, got right to work, left everything so clean, and he has come back since to fix whatever I break. I call him first. He's amazing and such a nice man. Great job. I would highly recommend, Thank you so much for your help!

Questions

Plumbing fixture repair FAQs

My garbage disposal just hums. Can you fix it?+

Usually yes, and often it does not need replacing. A hum with no spin normally means the plate is jammed on something, and once that is freed and the overload reset is pressed it goes back to work. If the motor is actually dead you will hear nothing at all, and that one is a replacement.

How much does it cost to replace a garbage disposal?+

It depends on the unit you want and whether the existing wiring and drain setup can stay as it is. A straight swap for a similar unit is a quick job. If the old one was hard wired and the new one comes with a cord, or the drain has been patched together at some point, it takes longer. I look at it, then give you a flat number before I start.

Can you fix a running toilet?+

Yes, and it is one of the most common calls I get. A toilet that runs is almost always the flapper or the fill valve, both of which are cheap parts. It is worth doing quickly because a running toilet quietly wastes a serious amount of water before you notice it on the bill.

Do you replace toilets?+

Yes, swapping a toilet for a new one is within what I do. Moving where the toilet sits, or anything involving the drain line in the floor, is not. That is a licensed plumber job and I will tell you so rather than start something I should not finish.

Can you fix a dripping faucet?+

Usually. Most drips are a worn cartridge or washer rather than anything wrong with the faucet itself, so it is a part and a bit of time rather than a new faucet. If the faucet body is corroded or the finish has gone, replacing it often makes more sense and I will say which way I would go.

What about a leak under the sink?+

Supply line connections, P traps, drain assemblies and disposal seals are all things I deal with. What matters is working out where the water is actually coming from before anything gets taken apart, because a puddle in a cabinet can come from several places and the obvious one is not always right.

What do you not take on?+

Anything behind the wall or under the floor. Re-piping, moving a drain, water heaters, main line problems, burst pipes, sewer work and anything that needs a permit. Utah lets a handyman do minor repair work, and I stay inside that line. If your job is bigger than that I will tell you on the phone rather than coming out and charging you to hear it.

Can you do several small jobs in one visit?+

That is usually the best way to use me. A running toilet, a dripping faucet and a disposal that has stopped are three separate call-outs from three different companies, or one visit from me. If you have a list, send me the list.

Do I need to buy the parts?+

Either way works. If you have already bought a faucet or a disposal, I will fit it. If you would rather I sorted it, tell me roughly what you want and I will pick something sensible rather than the most expensive thing on the shelf.

Are you licensed and insured?+

Yes. Utah B100 General Contractor license, number 142481980, and I carry insurance.
