Why it is different here

Why Logan gutters fill so fast

Logan sits in a high mountain valley at about 4,500 feet, ringed by the Wellsvilles, with Logan Canyon opening at the east edge of town. That geography is the whole reason gutters here fill faster than people expect. The valley funnels real wind events through it, and they strip leaves and grit off the trees and drop the lot straight into your gutters, including on streets with hardly any tree cover of their own.

Then the snow arrives, usually late October, and it does not properly leave until early April. Five months, with January the heaviest.

And here is the part that makes this valley specific: the inversions. From November through March cold air pools on the valley floor and sits there for days at a time. Your house is not going through a normal freeze and thaw cycle where things melt off by afternoon. It sits in extended deep cold. So whatever is packed in your gutter on the first snow freezes, and it stays frozen. That is a dam. Water backs up, gets under the shingles, refreezes, and works the gutter away from the fascia.

That is why fall matters more here than it does somewhere with a mild winter. You are not clearing leaves. You are making sure there is nothing in there to freeze.

What does gutter cleaning cost?

It is priced off the house, not off a flat rate. Here is exactly what moves the number, so you can size it up before you call.

Four things decide what your house costs: how much gutter you actually have, whether it is a single story or a two story, how steep the roof is, and how long it has been since the last cleaning.

A single story ranch with a normal run of gutter is quick work. A two story with a steep pitch and four years of buildup takes real time on the ladder, and it would not be honest to charge both the same.

So I look at it first. The estimate is free, I give you a flat number before I start anything, and that is the number you pay. No per-foot math that balloons once I am up there, no add-on for the downspouts, and no trying to sell you gutter guards on the way out.

How often should you clean gutters in Logan?

Twice a year for most Logan and Cache Valley homes. The reason is specific to this valley, and it is worth knowing which two.

This is the important one

Snow generally starts here in late October, so the useful window is September through about the third week of October. Get it cleared before the first real storm. With our inversions the cold sits on the valley floor for days at a time, so anything left in the gutter does not thaw out by afternoon the way it would somewhere milder. It freezes and stays frozen, and that is a dam.

Once the melt is finished

Our snow season does not really finish until early April, so wait until it is genuinely done. By then there is usually a layer of grit and shingle sand in the bottom along with whatever the winter wind added. This is also when freeze and thaw damage shows itself, so it is the right time to find a hanger that has let go before the summer storms arrive.

Three times a year

Some houses here genuinely need three. Older streets near USU with mature trees right over the roofline are the obvious ones. So are homes up against the benches in Providence or on the east side toward the canyon, where the wind does more of the work than the trees do.

Original gutters, decades of grit

The Island, the Center Street corridor, the streets close to USU. These homes have been here a long time and a lot of them still have the original gutter runs and hangers.

  • Hangers that have loosened over years of freeze and thaw, so sections sit low and hold water
  • Seams and end caps that have started weeping, which shows up as a stain down the siding
  • Downspouts that were never extended away from the foundation
  • Student rentals where nobody has looked at the gutters in years, and the August turnover is the window to catch it
The newer builds

Good gutters, no maintenance history

Nibley, North Logan, Providence, Hyde Park, Smithfield. The gutter itself is usually fine. The problem is that the house is five years old and has never had them touched.

  • Downspouts that clog at the elbow because nothing has ever been flushed
  • Builder-grade extensions that came loose and got left off
  • Homes in Providence and up against the benches, which catch more canyon wind and fill faster than the middle of the valley
  • Owners who assume a newer house does not need it yet, which is how the first overflow happens

Most of the time when somebody calls me because their gutters are overflowing, the gutters themselves are fine.

Where the clog actually is

It is usually packed right at the elbow where the downspout turns, so there is nowhere for the water to go. It fills the gutter and comes over the front. A lot of companies clear the trough and call it done, because the downspout is more work.

Fixed while the ladder is already up

Cleaning and repair go together. If something is working loose I would rather deal with it now than have you call me in February about water coming through a soffit.

What a blower leaves behind

The grit at the bottom is the problem

Clearing gutters from the ground with a blower attachment moves the light stuff on top. What stays put is the packed layer of grit and shingle sand in the bottom of the trough, and the clog sitting in the downspout elbow.

That packed layer is what holds water, and holding water through a Cache Valley winter is the whole problem. So I clear it by hand and flush it, then watch it drain before I pack up.

Should you just do it yourself?

Sometimes yes. I would rather tell you that than pretend otherwise.

Go ahead, if

Single story, stable ladder, someone home with you.

  • You are genuinely comfortable on a ladder
  • Gloves, a bucket, work from the downspout outward
  • Flush it when you are done so you can see it drain
  • Somebody else is home while you are up there

Where I would push back

Two story homes and steep pitches.

  • Most injuries here are not dramatic. It is somebody reaching two feet further than they should because moving the ladder again is annoying
  • Late October is the worst time to learn this, with a cold ladder and frost on the roof edge in the morning
  • Doing it from the ground with a blower attachment mostly moves the light stuff
  • The packed sludge and the downspout clog stay exactly where they are, which is usually the thing causing your problem

One downspout counts as a job

If you have got a single downspout that will not drain, that is worth a call. I would rather come clear one thing than have you wait until the whole run is overflowing in February.

Gutter cleaning FAQs

How much does it cost to have gutters cleaned?+

It depends on the house, mainly the length of gutter, whether it is one story or two, and how long it has been since the last cleaning. I look at it, give you a flat number before I start, and that is what you pay. The estimate is free and there is no pressure either way.

How often should gutters be cleaned?+

Twice a year for most Cache Valley homes, fall and spring. Fall matters most, because anything left in the gutter when it freezes turns into a dam and backs water up under your shingles. If you have a lot of trees near the house, three times is better.

When is the best time to clean gutters?+

Do you clean downspouts too?+

Yes, and they are usually the actual problem. I flush them and check the flow at the bottom outlet, not just clear the trough. A packed downspout elbow is the most common cause of a gutter overflowing.

Do the inversions really matter for gutters?+

They do, and it is the thing that makes Cache Valley different from a milder climate. From November through March cold air pools on the valley floor and sits for days. Your roof is not going through a normal overnight freeze that melts off by afternoon. Whatever is packed in the gutter on the first snow stays frozen, which is what turns it into a dam and pushes water back under the shingles. That is why I push fall so hard here.

What about a two story house?+

I do them. It takes longer and the ladder work is more involved, so it is priced accordingly, and I will tell you the number before I start rather than after.

I have gutter guards. Do I still need this?+

Usually yes, just less often. Guards keep the big leaves out, but fine grit, shingle sand and seed pods still get through and settle in the bottom, and the downspout can still clog. I will check underneath the guards and put them back the way I found them.

Can you fix my gutters, not just clean them?+

Yes. Sagging sections, failed hangers, leaking seams, separated downspouts, bad pitch. Repair and maintenance is what I do. Full replacement is not, and I will tell you straight if that is what you actually need.
